Enterprise Asset Management

Software (EAM)

Provides a holistic view of an organization's physical assets throughout their entire lifecycle.

EAM Software

What is EAM Software?

An Enterprise Asset Management (EAM software) system provides a complete view of an organization’s physical assets (buildings, machines, equipment and vehicles) throughout their entire lifecycle, from design, commission, or procurement, through to operation, maintenance, disposal and replacement. EAM software is used to plan, execute and optimize maintenance activities with associated priorities, skills, materials, tools and information.

EAM software is often found in asset-intensive industries such as: manufacturing, public works, construction, utilities, and energy. In using EAM software, organizations aim to increase the performance of assets, minimize equipment downtime, extend the useful life of assets, reduce operating costs, and drive operational efficiencies related to asset management.

An EAM solution typically includes the following functional areas:

  • Asset Lifecycle Management
  • Maintenance Management
  • Labor Management
  • Parts Inventory Management
  • Vendor Management
  • Financial Management
  • Analytics & Reporting

Within maintenance management, EAM software usually includes the ability to plan, manage, and schedule asset maintenance activities such as: tracking work requests, creating work orders, managing work in progress, scheduling technicians, planning preventive maintenance, managing inventory and procurement, and more.

EAM software provides prioritization of all asset data, which helps organizations move from a reactive to a preventive maintenance strategy while streamlining the automation of maintenance activities, inventory management and work orders.

EAM software can help an organization achieve the mission of maximizing asset life at the lowest lifecycle cost.

Our Unique Approach

EAM solutions arose as an extension of Computerized Maintenance Management System (CMMS).

EAM as a stand-alone provides visibility into asset data and documentation. Added to a CMMS solution, operators can diagnose problems, schedule technicians to jobs and organize work orders with prioritization. Organizations now understand the demand for materials and can control inventory costs to ensure overall facilities optimization while achieving organizational compliance.

With FacilityForce's Facilities Resource Planning (FRP), we combine the best-of-breed capabilities of EAM, CMMS, CAFM and IWMS software with deeper financial management in one unified solution. FacilityForce FRP is your ERP for facilities management and applies intense accounting principles including fund allocation and grant management to ensure organizations maximize investments while maintaining and driving efficiencies across your most important resources – your real estate, buildings, people, projects, and things.

FRP

FRP is the Future of IWMS

An Integrated Workplace Management System (IWMS Software) incorporates the capabilities of various point solutions such as CMMS, CAFM, REPM, CPM, and EAM systems in a single, integrated platform.

Although FacilityForce can be called an IWMS, we prefer to call it Facilities Resource Planning (FRP) because it goes beyond the capabilities of IWMS software to address the unique needs of government and commercial organizations.

Integrated Solution

The best integration is "no integration", meaning everything you need resides in a single software platform as opposed to integrating disparate systems. FacilityForce is designed from the ground up to use a common database of properties and assets, which provides a seamless experience across the board.

Whether or not you leverage them all, the fact that FacilityForce offers real estate & lease management, space management, maintenance & operations, capital planning & project management, and energy management means room for growth.

Define Your Scope

FacilityForce is an enterprise application that can be deployed as narrowly or as broadly as you'd like, meaning you can use it within a single department, across multiple agencies or deploy it organization-wide (i.e., entire city/county/state/federal agency).

Some customers start with a single department (such as general services, facilities) and find they can easily add real estate, capital construction, transportation, health, education, corrections, parks and more. Ultimately, broader scope can be a force multiplier as greater visibility across a portfolio leads to better alignment with organizational goals.
